Case Studies:

Houlton School, Rugby: Total Package value for DCL £3.6 Million

Houlton School is a new secondary school campus for 1260 pupils, based on the creative adaption of the listed former Rugby Radio Station.

As the historic buildings had handsome facades and solid brickwork walls, a wood-fibre and lime plaster internal insulation system was specified, without voids and moisture-open. This avoids risks of condensation damage to the listed fabric. Within this new lining, the new spaces were defined by a range of contemporary drywall partitions and ceilings.

The lining installation was made complex by the brickwork walls’ complexity, historic steelwork, stringent fire and acoustic requirements, and the need to replicate and repair both lime and cement render mouldings.

DCL’s whole scope on this package included:

  • EOS SFS framing works and sheathing boards
  • EPDM weather seals
  • British Gypsum partitions and Rigitone ceilings throughout
  • Pavatherm Woodwool linings that included a lime base coat
  • Over 4000m2 of Fermacel linings
  • Rockfon ceilings
  • Acoustic wall and ceiling panels

Pebble Mill Package – Ceilings & Partitions Value – £1.6million

Overview; Located on the site of the former BBC Pebble Mill studios, on Pershore Road, the development comprises of 358 Bed Student Accommodation high-specification, self-contained studios. The development is six storeys, split into three tiered towers with the footprint reducing as it reaches the sixth storey. This building also boasts a large Community Hub with study rooms, a gaming room, a cinema, and a gym.

Build; The building is built with a Metsec Metframe and metal decking slabs. The Metframe formed most of the separating walls between the bedrooms where DCL have installed the insulation, Resilient bars, Plasterboards to these walls. The Corridor Separating Walls are all formed in Light weight Metal Studs, insulation, deflection heads and plasterboards. The combination of these walls formed the shell of the Bedrooms. Internally a typical bedroom has a Pod, in which DCL had to form the Metal Stud Linings and then tie in the MF Ceiling. This in turn had some small bulkhead feature work to form within the Ceilings. Once Plastered the finished article looks like a very high-end Hotel. The Hub Area is the cherry on the cake, this was a project, with intricate details, features and required a lot of time designing as you won’t fully appreciate the Drylining underneath all the Brick Slips and Decorating as this is usually what takes all the glory. But the drylining details involved in the Hub area are the foundations that show the Decorative items in all their glory.

Programme; DCL used their experience and knowledge to assist Morgan Sindall from the outset. We always knew that the loading out would be an issue as it always is on a Student Accommodation. With that many Boards required in a short space of time we would need an Army of Labourers to get the materials in, which in turn would cost a small fortune. The answer to this was to Pre-Load the building with Plasterboards and utilise the crane as the Slabs were going up the building, not only reducing cost, but reducing the programme that Morgan Sindall had set out.

Solihull Retirement Village Package – SFS Value – £560,000

Overview; The Project is been developed by GallifordTry Partnerships. Providing 261 one- and two-bedroom apartments, for people aged 55 and over, with care available if required. One of the biggest Retirement Villages within Europe.

Build; The Building is a concrete frame and concrete slabs, DCL have installed the Structural Framing System provided by EOS and Carrier Board provided by British Gypsum to the external face. We have been involved from an early stage for the design of the SFS, working with GTP designers, site managers, architects and commercial teams to come up with a workable and affordable solution on site. The SFS has many intricate details, forming Jambs, cills and lintels with up to 6 items of SFS. The Village area is another tricky area due to the Height and details involved. Once Boarded and sealed from the Roadside, this colossus building looks very impressive.

Programme;
The original programme duration of our works was originally 33 weeks however due to complicity of the frame DCLs duration has been extended to 42 weeks.
